Landlords schedule of fees
All administrative and non- essential repairs that the landlord wishes for Edwards & Plumb property to manage will incur an additional cost.
If you have not opted for Edwards & Plumb full management terms you may need us to carry out repairs and maintenance from time to time. We will charge an administration fee.
Outside of the agreed limit of inspections in your terms of business we will visit the property to carry out additional checks at the landlords request.
Discussion with local council & information on obtaining a licence if required.
If you are not covered by our full management contract, as per the tax regulations opposed by the HMRC we will deduct 20% from the rental fee for tax purposes. The fee here is for our administration for bookkeeping of such expenses and deductions.
We will serve a section 13 notice on behalf of the landlord to advise the tenant of a rent review.
For letting & rent processing or rent collection / Tenant in-situ management we will charge £100.00 plus VAT for the issuance of each Section 21 notice. For full management the first Section 21 Notice is included within the agreed management fee.
Studio - One Bedroom £150.00 inc VAT
2-3 Bedroom £198.00 inc VAT
4+ Bedroom £250.00 inc VAT

If the landlord cancels the contract during the 14 day cooling period, any associated costs including marketing, advertising and tenant referencing will be charged. This will not apply if the tenant has moved into the property.
We always encourage our clients to set up UK bank accounts to receive rental income. However if you wish for your rent to be paid to an international account we may incur bank charges, which shall be passed onto the landlord. We estimate these costs to be around £20.00 per transaction however this is subject to change.
If we are responsible for full management of your property we will make the necessary arrangements to ensure you are fully compliant. If you have opted for letting & rent processing or rent collection management only we will charge 15% on top of the contractor cost to cover arranging and facilitating all statutory compliance. Note - all items will be an additional cost to the landlord.
