UK housing market shifts towards stability as growth moderates

UK house price growth forecasts have been revised lower as persistent inflation and shifting interest rate expectations reshape the outlook. Analysts now expect a more measured pace of growth over the coming years, with London set to see particularly modest gains. Despite softer demand, underlying market fundamentals remain intact, with rental growth and supply constraints continuing to play a central role.

The varying in forecasts is largely being driven by external pressures, particularly inflation and interest rate expectations following global instability. Even so, prices are still rising, and the market remains stable rather than contracting.

London’s more modest growth highlights a period of pricing discipline. This creates a more predictable and less competitive environment, particularly appealing to overseas investors focused on long-term security for buyers.

Meanwhile, rental growth continues to outpace house prices, emphasising the ongoing supply-demand imbalance. With fewer landlords and limited stock, well-positioned rental assets remain strongly supported.

Affordability is also gradually improving. While mortgage costs remain elevated, slower price growth is easing entry conditions for buyers, signalling a more sustainable phase of market activity.

This is a market that is stabilising – and for those taking a longer-term view, that stability creates clearer, more considered opportunities.
