The latest figures from Zoopla reveal the average UK house price has reached £267,700.
Prices are now 2% higher than they were a year ago, marking the most significant annual increase since April 2023.
Current projections suggest property values will continue climbing, with a 2.5% rise predicted by the close of 2025.
This marks a clear change from the decline of -0.9% recorded twelve months ago.
Regional differences are becoming more apparent. Northern Ireland leads the pack with a 7.7% rise in property prices, while the North West of England has seen growth of 3.2%.
Southern England lags behind, with all areas south of the Midlands showing growth below 1.5%. Analysts expect these contrasts to remain through 2025.
Looking closer, Wigan in the North West has experienced an impressive 5.6% increase, while Motherwell in Scotland has climbed 4.9%.
These stronger performances in the north appear to reflect stronger job growth. Over the past two years, employment gains have been most noticeable in the North West, Scotland, and Northern Ireland, leaving southern regions trailing.
The housing market has entered 2025 with energy. Buyer demand has jumped 13% on last year’s levels, and there are 10% more properties on the market.
Estate agents now list an average of 31 homes each – the highest number recorded in January for seven years.
